LAND PRICES ON DIAMOND ISLAND HCMC ROCKET FOLLOWING OPENING OF NEW BRIDGE

HCMC –Diamond Island in HCMC’s District 2 has seen land prices surging since a new bridge was opened to traffic, with prices rising by billions of dongs, Nguoi Lao Dong newspaper reports.

The bridge opened on May 30 following eight months of construction. A broker reports that the Saigon Mystery Villas project, owned by Hung Thinh Real Estate Business Investment Corporation, was priced at VND80 million per square meter before the Lunar New Year, but the current prices have reached a minimum VND100 million per square meter. It is believed that all land lots for the project have been sold out.

Also, the Singapore-based Mapletree Company’s high-end condo building, One Verandah, which was built near the river, is selling at VND50-55 million per square meter, instead of the earlier VND45-55 million.

Land prices have risen by over 40 per cent, ranging from VND80-140 million, based upon locations, since last year, according to a real estate employee, adding that land lots over 300 square meters in front of the Sai Gon River, such as 103-TML, Bat Nan, and Dang Nhu Mai, are  being offered at a price of VND240 million per square meter.

Le Hoang Chau, chairman of the HCMC Real Estate Association, said that it is expected that some areas in District 2, such as Thanh My Loi, Binh Trung Tay, and Cat Lai wards, will benefit from the new bridge to Diamond Island.

“With such a new bridge, residents planning on building houses will being construction, investors will speed up projects, while public facilities, commercial centers, and shopping malls will be opened, turning the area into a high-end urban site on the Sai Gon River in HCMC,” said Chau.
